How applications work, what the fee covers, and what to expect after you apply.
Effective Date: April 22, 2026 · Version 2.0 · Changelog
This policy explains how rental applications work on Choice Properties — what the fee covers, how decisions are made, and what happens after you apply.
Support is available at every stage. Every step is guided, documented, and designed to be straightforward.
The application fee is $50 for each adult applicant or guarantor being screened. The total is displayed before submission. Adult occupants who are not applying or being screened are not charged. Nothing is charged when you submit. Fees are subject to applicable law; requirements vary by location.
Nothing is charged when you submit your application. After submission, Choice Properties management will contact you with the next steps for completing the fee. Review begins after the required application steps are complete.
The application fee:
Choice Properties management reviews each application and makes the approval decision. Submitting an application does not guarantee approval, reserve the property, or create any tenancy.
Once your application is submitted:
| Status | Meaning |
|---|---|
| Received — Awaiting Payment | Your application has been received. Payment is the next step to activate review. |
| In Active Review | Choice Properties management is reviewing your application. Timing varies based on completeness and follow-up. |
| Selected | You have been selected based on your application. Time-sensitive — proceed to reservation (holding fee) and lease. |
| Not Approved | Choice Properties management did not approve this application for the selected home. Contact our team with your Application ID if you have questions. |
| Waitlisted | You are being held as an alternate in case the primary applicant does not proceed. |
| Withdrawn | You or the platform withdrew this application. |
As part of the application review process, your application may be subject to a background check and/or credit check, conducted by a consumer reporting agency (CRA) on behalf of the landlord or Choice Properties. Each adult being screened must personally submit a separate authorization before their screening begins; a primary applicant cannot authorize screening for another adult.
Your rights under the Fair Credit Reporting Act (FCRA): If a consumer reporting agency is used to evaluate your application, you have the right to:
Pre-adverse action process: Before a final denial is issued based in whole or in part on a consumer report, you will be provided a copy of the report and a Summary of Your Rights Under the FCRA, giving you an opportunity to review and dispute any inaccuracies before a final decision is made. These rights exist regardless of the outcome of your application.
If your application is not approved, you will be notified by email. If the decision was based in whole or in part on information in a consumer report (credit or background check), you will receive: (1) a pre-adverse action notice before a final decision is made, including a copy of the report and a Summary of Your Rights Under the FCRA; and (2) a final adverse action notice identifying the consumer reporting agency used, so you can obtain a free copy of your report and dispute any inaccuracies.
After an initial paid application is not approved, the same adults screened may apply for up to two additional participating properties within 30 days without another application fee. A newly screened adult is subject to the standard fee, subject to applicable law. Contact Choice Properties management with your Application ID before paying so the team can verify eligibility and apply the fee waiver. This courtesy is not applied automatically by the application system.
Contact Choice Properties management with your Application ID if you have questions about the decision or next steps.
You may withdraw your application at any time through your applicant portal or by contacting our team at 707-706-3137. The following applies depending on when you withdraw:
The application form currently supports one additional adult as a co-applicant or guarantor. When that adult is being screened, the fee is $50 for that adult in addition to the primary applicant’s $50 fee. The form displays the total before submission. Adult occupants who are not applying or being screened are not charged. Each person whose screening is requested must be at least 18 and provide truthful information. Fees are subject to applicable law; requirements vary by location.
Choice Properties management reviews the income information and supporting documentation submitted with each application. Applicants may contact our team with questions about documents or information needed for review.
All applicants must be 18 years of age or older. Applications from individuals under 18 will not be accepted.
